Improve Property Value With New Jersey Decks

By Jeanette Riggs

When looking for a home improvement project that can increase one's home value with a low investment, homeowners should consider adding New Jersey decks. Even as the home market was in a downward spiral a few years ago, owners found that by providing outdoor living space helped their homes to maintain or even increase in value. Today, as the economy is in recovery, they can easily expand one's space with this cost effective option.

A deck retains more of its value when reselling one's home than other types of additions, such as kitchen or bath remodels or even the addition of a family room to the house. In some areas, owners are receiving a cost recovery that is measured in a dollar per dollar ratio. However, when the current owner plans to remain in the home, adding a deck makes an efficient way to increase space.

Homes where the kitchen has become the gathering place to visit with a host while the meals, snacks or drinks are prepared, find the outdoor space can increase many of their entertaining options. In addition to installing an outdoor kitchen to increase work areas the space allows all to enjoy fresh air. The structure can help to eliminate some of the indoor congestion.

The cost of building outdoor living spaces is much less than that of adding another room to the home. While a deck can extend living space of the home, it does not need to have additional roofing, insulation or wiring. A deck can be equipped with built in furniture, outdoor refrigerators, sinks and an outdoor cooking unit.

Builders estimate adding a deck costs between one-third and one-half the cost of adding additional rooms. In addition, once the structure is finished, most of the time they are used without heating or air conditioning, although adding space heaters can help to extend the time the space can be enjoyed. This makes the addition an efficient method of adding value to one's home.

If the lot is not conducive to the addition of a deck other options are available. With flat lots, a patio is sometimes a better choice, especially if the owner adds privacy screening to create an intimate space. Another option is the gazebo, which can create a private reading space or room for other activities.

Once the deck is completed, it is essential to take care of the space. Keep it swept clean of leaves, dirt and pine needles. Make sure the spaces left between the boards for drainage are also kept clean. Use a mild solution of oxygen bleach to help keep wood clean and prevent growth of mold or mildew. This solution causes less harm to the boards than one of chlorine bleach.

When a home starts to feel crowded, it may be time to make an expansion with New Jersey decks. These structures help to increase the home's living space with the least investment. The addition of appliances and heating devices can enhance the enjoyment of the owners of the home and allow use for most of the year.
